In 2020, I got my real estate license. This was something I dreamed of doing. By 2023, I had my broker license. Although you may be thinking that’s not a long time in the industry, let me be the one to say that real estate isn’t rocket science. It is however, a constantly changing enviroment. There are so many moving parts that tip the market from a seller’s advantage to a buyer’s advantage and back. Trying to forcast that is like guessing the weather. There are some basic principals that stay pretty much the same in any market, and that is thinking like a human.

Real Estate 201: The Flow

The real estate market has become tretorous, like that of rough seas. In 2021, homes in Florida were on the market for only a few days, and nearly every listing was recieving multiple offers. Inventory was low and sellers had the advantage. Today, inventory has flooded the market with more over-priced homes that will sit and collect Cumulative Days on Market (CDOM). If you are selling By Owner, I can show you how to sell it like a professional, without having to list.

Buyers have the advantage in this current market, because inventory is up and sales are not keeping up with those available, while new homes are being built. However, buyers are up against a different challange with the new rules that went into effect on August 17, 2024. Buyer Brokerage Agreements are now required to tour a home you want to look at before you decide to buy. You can chance going directly to the seller’s agent, who was hired to represent the seller. Don’t expect to get the best deal by doing that. Negotiations in this area requires some skill and a little more than a bit of knowledge. Having a professional guide is helpful. Remember, the listing agent works for the seller first.
